When Buying a Property

A deed is any written document that is accepted as a legal witness. It is probably the most important document of the transfer of ownership process. As a buyer you must be wary of the Deed. Make sure the deed is properly drafted. The Deed transfers the right of ownership of the property from seller to buyer. For a deed to be validated, it must include the following:

  • State on the document that it is a Deed.
  • Describe the property which is the subject matter of the Deed.
  • Contain valid signatures of prescribed number of witnesses
  • Be handed over to the property buyer as a Deed.

Make sure the Mutation document is properly prepared. Mutation means transfer or change of title in the records of the local municipal body for the concerned property after ownership has been transferred. For establishing the new ownership, it is necessary to include the name as new Owner in Government Khatian.


This is an important document identifying the owner. It is prepared by field survey for the purpose of determining possession, ownership and evaluation of Land Development Tax. The survey khatiyan is classified into CS Khatiyan, RS Khatiyan, SA Khatiyan etc. It is an important document for investigation of title.
