Apartment living is a popular concept globally these days and even Bangladesh is not lagging behind, as there is a rise in demand for this type of living. One of the many reasons for its popularity is the idea that not everyone wants a house where they have to worry about its upkeep. In such cases, real estate developers or agencies take the responsibility of maintenance and management service of the condominium through formation of Apartment Owners’ Association.

In my 5 years of experience in leading the Apartment Owners’ Association, as well as 15 years of service in dealing with customers and Association, I have found conflicts among apartment owners a common issue which can greatly impact a homeowner’s mental health as well as the apartment complex. Moreover, the reasons behind the disharmony are often trivial and can be avoided easily if we practice being understanding of others and show courtesy.

For peace keeping here are some tips you can follow to ensure a harmonious living environment for you and your family:

1. Exchange pleasantries with your neighbors whenever you meet. It doesn’t cost to be nice.
2. When you let your apartment, do a cross checking of your renter to prevent future legal/social disruptions in your home.
3. Timely pay the common service charge and other necessary charges.
4. Give all the maintenance and management service responsibility, including collection of common service charge, keeping the books of accounts properly to your real estate developer to avoid disputes among yourself.
5. Arrange monthly meeting with all apartment owners, discuss various issues and take decision collectively. This way everyone’s opinions, suggestions are taken into account.
6. Arrange “Get Together” on special occasions, like Victory Day, Pahela Boishak, Eid Day to cement the bond between you and other apartment owners.
7. Prepare By-Laws for the Apartment Owner’s Association and take endorsement from other apartment owners through a general meeting for consensus.
8. Ensure transparency in all account dealings by keeping proper records of receipts, vouchers etc to avoid scope of mistrust from arising.
9. Keep separate parking spaces for every apartment owner. Do not park your car in another’s allocated parking place.
10. Hold an annual general meeting and make sure everyone attends it.
11. Lastly remember the age old adage, ’Love thy neighbors’ and in this case the other apartment owners are your neighbors and they will be the first to help you in case an emergency arises

And here are things you should not do, for peace keeping among apartment owners

1. Do not make too much noise or play loud music as it is likely to disturb others.
2. Do not throw trash out the window or verandah. It is never good to litter.
3. Do not participate when children quarrel. Let them resolve on their own.
4. Don’t put any heavy object in lift lobby that can create hindrance in others’ movement
5. Don’t make any major alterations to your apartment that can disrupt life of other owners. If you need to do so, take consent or let other apartment owners know of the matter beforehand.
6. Don’t divide your apartment into two apartments.
7. Don’t rent your apartment for commercial use.

Creating a peaceful environment for our living is a joint effort, where every resident of the building is responsible. Misunderstandings can often arise when people live with each other but it is important to tackle those in a calm and rational manner to avoid deterioration in relationships. When you have unity among apartment owners, it translates into other aspects of your apartment complex,  such as neat and clean apartment,  proper maintenance of common utilities, well trained support staff. All these lead to you having a healthy environment for living, good relationships with others as well as increment in the value of your property.

অ্যাপার্টমেন্ট কমপ্লেক্সে শান্তিপূর্ণ ভাবে বসবাস করবেন কিভাবে

অ্যাপার্টমেন্টে বাস করাটা বর্তমানে বিশ্বব্যাপী জনপ্রিয় একটি ধারণা এবং যেহেতু এর চাহিদা বৃদ্ধিপাচ্ছে,  তাই বাংলাদেশও এদিক দিয়ে পিছিয়ে নেই। জনপ্রিয়তার অন্যতম কারনগুলোর একটি হল সবাই তাদের জন্য এমন একটি আবাস কামনা করে, যেখানে তার সুরক্ষা সম্পর্কে দুশ্চিন্তা করতে হবে না। এক্ষেত্রে রিয়েল এস্টেট ডেভেলপার বা আবাসন সংস্থা, অ্যাপার্টমেন্ট ওনার্স এসোসিয়েশন গঠনের মাধ্যমে বাসস্থান রক্ষণাবেক্ষণ ও ব্যবস্থাপনা সেবার দায়িত্ব নিতে হয়।

অ্যাপার্টমেন্ট ওনার্স এসোসিয়েশনে নেতৃত্বের ৫ বছরের অভিজ্ঞতা, এবং সেই সাথে গ্রাহকদের এবং অ্যাসোসিয়েশনের সঙ্গে কাজ করার ১৫ বছরের অভিজ্ঞতায় আমি অ্যাপার্টমেন্ট মালিকদের মাঝে কিছু দ্বিধা-দ্বন্দ্ব দেখতে পেয়েছি যা একটি সাধারণ বিষয় এবং তা তাদের মানসিক স্বাস্থ্যকে,  সেই সাথে অ্যাপার্টমেন্ট কমপ্লেক্সকে ব্যাপকভাবে প্রভাবিত করতে পারে। তাছাড়া, অসঙ্গতির কারনগুলো প্রায়ই তুচ্ছ হয়ে থাকে এবং আমরা অন্যদের বোঝার এবং শিষ্টাচার প্রদর্শনের চর্চা করে সহজে সেগুলো এড়াতে পারি।

আপনার এবং আপনার পরিবারের জন্য একটি সঙ্গতিপূর্ণ জীবন–যাপনের পরিবেশ নিশ্চিত করার জন্য এখানে প্রদত্ত কিছু টিপস অনুসরণ করতে পারেন,

১. আপনার প্রতিবেশীদের সাথে যখনই সাক্ষাৎ হবে, তাদের সাথে কুশলাদি বিনিময় করুন

২. আপনি যখন আপনার অ্যাপার্টমেন্ট ভাড়া দিবেন, ভবিষ্যতের আইনি/সামাজিক বিঘ্ন প্রতিরোধ করতে ভাড়াটিয়াকে ক্রস চেক করে নিবেন

৩. সময়মত সাধারণ সার্ভিস চার্জ এবং অন্যান্য প্রয়োজনীয় চার্জ পরিশোধ করুন

৪. নিজেদের মধ্যে বিরোধ এড়াতে সাধারণ সার্ভিস চার্জ সংগ্রহ, অ্যাকাউন্টের হিসাব সঠিক ভাবে রাখা সহ সব রক্ষণাবেক্ষণ ও পরিচালনার দায়িত্ব আপনার রিয়েল এস্টেট ডেভেলপারকে দিন

৫. বিভিন্ন বিষয় নিয়ে আলোচনা এবং সিদ্ধান্ত সম্মিলিত ভাবে নিতে সব অ্যাপার্টমেন্ট মালিকদের সঙ্গে মাসিক সভার ব্যবস্থা করুন। এভাবে সবার মতামত, পরামর্শ বিবেচনায় নেয়া যায়

৬. অ্যাপার্টমেন্ট মালিকদের মধ্যে বন্ধন সুদৃঢ় করার জন্য বিজয় দিবস, পহেলা বৈশাখ, ইত্যাদি বিশেষ অনুষ্ঠানে সবাই মিলিত হোন

৭. অ্যাপার্টমেন্ট মালিক সমিতির জন্য আইন প্রণয়ন এবং ঐক্যমত্যের জন্য একটি সাধারণ সভার মাধ্যমে অন্যান্য অ্যাপার্টমেন্ট মালিকদের অনুমোদন নিন

৮.  অবিশ্বাস সৃষ্টির সুযোগ এড়াতে রসিদ, ভাউচার ইত্যাদির সঠিক রেকর্ড রেখে সব অ্যাকাউন্টের লেনদেনের স্বচ্ছতা নিশ্চিত করুন

৯. প্রতিটি অ্যাপার্টমেন্ট মালিকের জন্য আলাদা পার্কিং-এর জায়গা রাখুন। অন্য কারোর বরাদ্দ জায়গায় আপনার গাড়ী পার্ক করবেন না

১০. একটি বার্ষিক সাধারণ সভা করুন এবং তাতে সবার উপস্থিতি নিশ্চিত করুন

১১. সবশেষে পুরনো প্রবচনটি মনে রাখবেন, ‘তোমার প্রতিবেশীকে ভালবাসো’ এবং এক্ষেত্রে অন্যান্য এপার্টমেন্ট মালিকরা আপনার প্রতিবেশী এটা মনে রাখবেন এবং এক্ষেত্রে কোন জরুরি প্রয়োজনে তারাই প্রথম আপনার সাহায্যের জন্য এগিয়ে আসবেন

অ্যাপার্টমেন্ট মালিকদের মধ্যে শান্তি বজায় রাখার জন্য যা করা উচিত নয়

১. অত্যধিক শব্দ করবেন না বা জোরালো শব্দে সঙ্গীত চালাবেন না, কারন তাতে অন্যরা বিরক্ত হতে পারে

২. জানালা বা বারান্দা থেকে আবর্জনা নিক্ষেপ করবেন না।এটা করা কখনোই ভাল নয়।

৩. শিশুদের ঝগড়ায় নিজেকে জড়াবেন না। তাদেরকে নিজস্ব সমাধান নিজেদের করতে দিন

৪. লিফট লবিতে এমন কোনো ভারী বস্তু রাখবেন না, যা অন্যদের যাতায়াতে প্রতিবন্ধকতা সৃষ্টি করতে পারে

৫. আপনার অ্যাপার্টমেন্টে এমন কোনো গুরুতর পরিবর্তন আনবেন না, যা অন্যান্য মালিকদের  সমস্যা করতে পারে। যদি আপনার এমন কোন প্রয়োজন হয়, তাহলে অন্যান্য অ্যাপার্টমেন্টে মালিকদের সম্মতি নিন বা আগে থেকেই বিষয়টি তাদেরকে জানান

৬. আপনার অ্যাপার্টমেন্ট ভাগ করে দুটি অ্যাপার্টমেন্ট বানাবেন না

৭. বাণিজ্যিক ব্যবহারের জন্য আপনার এপার্টমেন্ট ভাড়া দিবেন না

আমাদের বসবাসের জন্য একটি শান্তিপূর্ণ পরিবেশ তৈরি করা একটি যৌথ প্রচেষ্টা, যা ভবনের প্রত্যেক বাসিন্দার দায়ীত্ব। যখন মানুষ একে অপরের সঙ্গে বাস করে, সেখানে ভুলভ্রান্তি প্রায়ই দেখা দিতে পারে কিন্তু সম্পর্কের অবনতি এড়াতে একটি শান্ত এবং যুক্তিসঙ্গত পদ্ধতিতে তা মোকাবেলা করাটা গুরুত্বপূর্ণ। যখন অ্যাপার্টমেন্ট মালিকদের মধ্যে ঐক্য থাকে, তখন সেটা অ্যাপার্টমেন্ট কমপ্লেক্সের অন্যান্য দিকেও পরিবর্তন আনে, যেমন পরিস্কার পরিচ্ছন্ন অ্যাপার্টমেন্ট, সাধারণ ইউটিলিটির যথাযথ রক্ষণাবেক্ষণ, ভাল প্রশিক্ষিত সাপোর্ট স্টাফ ইত্যাদি।
